INITIAL BUYER INTERVIEW
In the initial buyer interview, we will discuss your real estate objectives and the features in a home that are most important to you. This initial meeting will also be used to:
• Deliver the Coldwell Banker Residential Brokerage Buyer’s Handbook to you.
• Selection of the districts and sub-districts within San Francisco that fit your criteria. I know the city well and can assist you with your review of different areas.
• Provide a sample contract and mini tutorial of what will be expected when you sign the contract; review of inspection and other contingencies.
• In partnership with your lender, discuss financing, net sheets, closing costs, etc.
• Discuss the pre-approval by a local lender in advance of your offer to purchase to expedite the loan process.
• Educate you on the process of title and escrow.
• Provide you with print outs of properties that meet your needs.
• Create a familiarization tour of your selected neighborhoods and introduction to properties in your projected price range.
COMMUNICATION
In real estate, communication is key, and I want to communicate and consult with you on a regular basis. Therefore, I offer:
• Continuous monitoring of the market for properties that are listed both on the MLS and off-market.
• Regular reporting of market conditions and updates.
HOME TOURS
Based on your wants and needs, we will schedule property tours in which you view the homes that are currently on the market that meet your needs. We will also:
• Create a customized alert system to receive notifications on new listings that enter the market that match your criteria.
CRAFTING THE OFFER
We will craft an offer and buyer profile that highlight your competitive strengths in this challenging market. In addition, we will:
• Carefully review each of the terms of the purchase offer with you.
• Review and explain each clause and contingency of the contract.
• Complete the purchase contract and all statutory addendums.
• Make sure the purchase offer reflects your wishes and needs.
NEGOTIATE OFFERS/ACCEPTANCE
It only makes sense to work with a top-ranked agent, whose experience, judgment, and network of associates and professionals can bring the deal together efficiently. This includes:
• Present your offer to the seller’s agent positioning it competitively in your favor.
• Explaining ramifications relating to terms and any counter offers.
• Negotiating terms strategically on your behalf.
ESCROW/POST ESCROW FOLLOW-UP
Our job doesn’t end when escrow closes. I want to make sure that your move is smooth, and that I continue to serve as a resource to you, your friends and family. Here are a few of the services I provide at escrow:
• Provide a close of escrow package with all supporting home sale documents.
• Provide a list of trade professionals who can help with repairs or upgrades to your new home.
• Arrange appointments at the house for future improvements.
• Coordinate and attend the signing at the title company.
• Provide New Owner's Welcome Sheet, which references contact information of the local utility companies and other helpful contacts to assist in a smooth transition to your new home.
• Arrange and attend final walk through.
• Work with lender to finalize loan documents to assure a smooth closing.
